As a key member of the Taylor Morrison team, the Purchasing Manager will play a critical role in managing the purchasing and cost estimating functions from product development through construction. This position requires a strong understanding of the homebuilding construction process and the ability to negotiate and contract for labor and materials.
Key Responsibilities:- Initiate, negotiate, and contract for all labor and materials associated with construction of our homes.
- Configure and input house budgets, options, and area figures.
- Ensure that material takeoffs are correct and complete.
- Set direction on pricing methodology and procedure, reporting system setup, and input requirements.
- Maintain contracts, bidding documents, and required insurances for subcontractors.
- Establish and maintain Scope of Work for all construction phases.
- Source new and better products, subcontractors, and material suppliers.
- Responsible for the accuracy and completeness of plans and specifications.
- Responsible for the entry into the reporting system of job-specific pricing and issuance of initial purchase orders.
- Responsible for bid variances (construction is responsible for field variances).
- Responsible for value engineering of product.
- Monitor and report on subcontractor and material increases/decreases on a regular basis.
- Monitor and report on construction costs by plan on a regular basis.
- Bachelor's degree in Construction, Business, or another related field.
- Minimum of 3 years in a similar or position with a production homebuilder.
- High level of understanding of system applications in one or more homebuilding software packages.
- Experience with NewStar a plus.
- Extensive knowledge of the homebuilding construction process.
- Strong technical aptitude and willingness to learn new systems and processes.
- Strong negotiation skills.
