Job Summary:

The Facilities Manager is responsible for planning, managing, coordinating, and executing utilities and facilities services and repair and maintenance activities on assigned buildings. This role leads the service team to produce services required to keep buildings in shape and under budget, exceeding customer expectations consistently.

Key Responsibilities:
  • Responsible for the building operation and maintenance of all facilities and utilities.
  • Develop and implement preventive maintenance programs for all utilities and facility services.
  • Plan, schedule, and supervise HVAC Techs, Electricians, Mechanics, and Handyman daily activities and 24/7 operation to achieve maximum production while prioritizing customer requests.
  • Perform periodic walk-through inspections to all building utilities and facilities to observe property and equipment conditions and initiate repairs as needed.
  • Prepare job estimates and quotations for additional works not included in contracted scope of work.
  • Schedule maintenance, repairs, and other services to least interfere with customer operations.
  • Conduct quarterly meetings with suppliers to review contract compliance, goals, milestones, and planning of special jobs.
  • Assure that operational processes are performed aligned with main office: Estimates, Proposals, Booking Packages, Work Orders, Service Reports, Invoices, and Payroll.
  • Identify and implement energy efficiency measures.
  • Promote and manage with ASI Safety Officer a culture to achieve Zero Accident service department.
  • Promote Total Compliance culture among employees.
  • Assure on-time reporting and investigation of Near Misses, Incidents, and Accidents as per ASI's safety policy.
  • Promote CARE program and customers Total Satisfaction through excellence service and follow-up.
  • Promote ASI's uniform code for service technicians and employees.
  • Maintain positive working relationships with suppliers and service team.
  • Hire and terminate service employees as needed.
  • In charge of performing employee evaluations, at least once a year.
  • Perform other duties as assigned.
Requirements:
  • Bachelor's Degree in mechanical engineering or related degree preferred.
  • Minimum experience 5 years in related field & Troubleshooting Generator and Chiller.
