Jr. Property Manager

a. Provide support in the planning and execution of initial capital expenditure (CAPEX) projects and construction activities as required. Oversee on-site implementation to ensure compliance with project specifications, timelines, and safety standards. b. Utilize advanced AutoCAD skills to create detailed sketches, perform design modifications, and develop technical drawings as directed by the Senior Property Manager and Senior Management. c. Assist in managing major repair projects by coordinating directly with contractors and subcontractors. Ensure all work meets quality standards, is completed on schedule, and remains within budget. d. Support the Senior Property Manager in overseeing all building operations, including maintenance, construction, and tenant services, to maintain property functionality and enhance tenant satisfaction. e. Manage the operation and maintenance of critical building systems such as electrical substations, mechanical rooms, and fire protection systems. Ensure all equipment operates within design parameters and meets environmental and efficiency standards. f. Maintain an up-to-date inventory of all building equipment and recurring materials. Update records promptly upon acquisition of new assets. g. Implement and monitor preventive maintenance programs in accordance with manufacturer recommendations and technical specifications to optimize equipment performance and longevity. h. Conduct regular inspections of buildings, grounds, and equipment to identify corrective maintenance needs. Oversee roof repairs and ensure a clean, safe, and compliant work environment. i. Assist the Senior Property Manager in soliciting bids for repairs, service contracts, and capital improvements. Coordinate and schedule corrective maintenance with external vendors, request supplier quotes, and recommend improvements based on field assessments. j. Maintain accurate records of inventory, repairs, inspections, and preventive maintenance activities for compliance and reporting purposes. k. Assign and monitor daily tasks for the maintenance technician team to ensure operational efficiency and compliance with standards. Request the necessary materials and equipment required for operations. Coordinate the delivery and availability of equipment, materials, and access needed for repair work. l. Foster positive tenant relations by responding promptly and professionally to service requests and inquiries. m. Monitor vendor performance and prepare detailed progress reports outlining work completed, timelines, and quality assessments. n. Collaborate with Senior Property Manager and senior leadership to develop and update life safety protocols and evacuation plans. o. Assist in preparing cost estimates and obtaining quotes for annual operating budgets and capital planning. p. Maintain comprehensive logs of daily activities, equipment readings, and operational metrics for performance tracking. q. Respond to tenant concerns and coordinate with maintenance staff to resolve issues promptly and professionally, ensuring compliance with building policies and regulations. r. Directly supervise a team of at least 10 maintenance technicians, providing guidance, training, and performance evaluations. s. Report system issues to utility providers (e.g., AAA or LUMA), initiate claims, and follow up until resolution is achieved. t. Maintain an organized system for managing facility keys and access codes to ensure security and accountability. u. Oversee the process of receiving and delivering spaces, including preparing detailed Facility Specific Skills Required: a. Bilingual in English and Spanish. Strong interpersonal, writing and oral communication skills are important in a real estate management position, as you will need to communicate with top executives, prospective mid existing clients, and external vendors and media personnel. You must also be highly organized, proactive, sales-focused, and creative. You must also manage people well and be proficient in word processing, presentations, and spreadsheet software applications. b. Electrical and mechanical engineering basic knowledge. c.
