JOB TITLE: Facility Maintenance Technician

OUR STORY THE CHICAGO CUBS FRANCHISE is a charter member of Major League Baseball's National League. Since 1876, the team has won the National League pennant 17 times and was the first team to win back-to-back World Series titles in the 1907 and 1908 seasons. In 2016, the Chicago Cubs made history again when the team won its first World Series in 108 years, ending the longest championship drought in North American sports. Known for its ivy-covered outfield walls, hand-operated scoreboard and famous Marquee sign, iconic Wrigley Field has been the home of the Chicago Cubs since 1916, making it the second oldest ballpark in Major League Baseball. HOW YOU'LL CONTRIBUTE
Provide for the operation and maintenance of all building mechanical equipment, using legally prescribed and company-established procedures. This requires that all HVAC, plumbing, electrical systems, and life safety systems must be operational at all times to provide a comfortable, clean, and safe environment for the facility, in addition to ensuring both contracted and in-house repairs are completed in a timely fashion.
THE DAY-TO-DAY: Responsible for maintaining all mechanical equipment; troubleshoot and repair broken or failed equipment, including but not limited to:HVAC equipment, boilers, air handlers, exhaust fans, dampers, and chemical treatment of HVAC systems to the extent not covered by existing service contracts.Plumbing fixtures, including supply and drain piping, circulation pumps, and toilet fixtures.Electrical equipment, including fuses, breakers, receptacles, lighting fixtures, boxes, and conduit.Responsible for performing routine tests and maintenance to ensure quality and correct operation of equipment.Perform daily housekeeping maintenance checks of facility common areas to ensure building cleanliness and safety, including but not limited to:Performance Center LobbyElevatorsWashrooms and officesMaintain shop tools in an orderly manner, repair or replace equipment, and provide documentation regarding repairs or replacements.Maintain inventory of approved materials, supplies, and equipment for facilities maintenance as well as for contractors servicing existing contracts.Implement a maintenance calendar for all equipment at the facility and ensure that regular maintenance is performed. Set up, collect, and review inspection checklists/spreadsheets.Coordinate with the Facilities Manager to schedule outside building contractors when the scope of work is beyond the maintenance team's abilities or when liabilities are too great. Meet with outside contractors and sign off on work performed.Ensure that mechanical areas are organized, tools inventoried, and easily located.Assist the Facilities Manager with the review of contracts on mechanical equipment annually.Perform daily rounds each morning; walk the entire building to identify items that need to be addressed (interior and exterior).Respond to work orders as prioritized by the Facilities Manager.Handle all light bulb changes and ballast replacements.Perform minor electrical repairs, including motion sensors, outlets, switches, and timely resetting of breakers.Inspect and repair bathrooms: clogged lines, partition, and paper dispenser repairs.Adjust door closers where needed.Perform general interior/exterior repair work, including but not limited to painting (metal, stucco, cement) and drywall repair/maintenance.Conduct basic carpentry maintenance: shelving installation/repair, wooden door repair, weatherstripping, etc. WHAT YOU'LL BRING: Must have 3-4 years of building maintenance experience and/or technical or trade schooling.Ability to repair/replace faucets, clean aerators, address clogged lines, angle stops, Sloan valves, urinals, and water closet repairs; experience with insta-hot and small hot water heater repair and maintenance.Familiarity with 480v, 277v to low voltage, lamps, and ballasts, as well as circuit breakers/resets.Interior maintenance capabilities: touch-ups, patching, drywall, taping, mudding, painting (spray, brush, roll), etc.Basic carpentry experience: repair door components, locks, closures, weatherstripping, ceiling tiles, etc.Familiarity with blueprints, sketches, and schematics as they relate to buildings and utilities services systems.Ability to work long hours, nights, weekends, and holidays as needed.Ability to perform tasks with minimal supervision.Ability to lift 50-100 lbs and work on ladders, as well as in enclosed spaces.Valid AZ driver's license. WHAT SETS YOU APART: Forklift, scissor lift, and articulating boom lift operating experience.Familiarity with Delta Controls ORCAview (or similar) HVAC controls.Experience with basic building boiler operation and maintenance requirements.Experience with building fire/life safety systems.
